This property is subject to the Electoral Area B Official Community Plan Bylaw No. 850 and the Electoral Area B Zoning Bylaw No. 851 (Bylaw No. 851). The owners are proposing to renovate a garage within an existing 2-storey accessory building into a home occupation (coffee roastery). The existing accessory building does not comply with the current setback and floor area regulations of Bylaw No. 851, and the proposed home occupation must meet additional setback and floor area requirements in Bylaw No. 851.
This application proposes to vary Bylaw No. 851 as follows:
• Section 5.6(3)(h) Maximum gross floor area for an accessory building from 150 m2 to 214.11 m2;
• Section 5.6(3)(i) Maximum gross floor area for a home occupation from 100 m2 to 107.06 m2;
• Section 5.6(3)(j) Minimum setback for the interior side parcel boundary for an accessory building from 2 m to 1.26 m, only for the foundation of the existing accessory building, and to 0.62 m, only for the eaves of the existing accessory building; and,
• Section 5.6(3)(j) Minimum setback for the interior side parcel boundary for a home occupation from 5 m to 1.26 m, only for the foundation of the existing accessory building, and to 0.62 m, only for the eaves of the existing accessory building.
